How pavement fails, and how to stay ahead

Water is what turns a crack into a pothole

Cracks let water into the base. Water plus freeze-thaw lifts and breaks the pavement, and the crack becomes a pothole. Sealing early is the cheapest mile of road you will ever buy.

Seal cracks before they spread

A sealed crack keeps water out of the base, which is the single most cost-effective preventative maintenance step on any asphalt surface. Waiting until potholes form multiplies the repair cost.

Hot-pour vs cold-pour

Hot-pour rubberized sealant gives the longest-lasting, most flexible seal and suits larger programs with a melter. Cold-pour fillers are simpler and faster for small crews and low volumes.

Striping that holds

Surface prep and the right paint system decide how long lines last. A clean, primed surface and a quality waterborne paint cut how often you re-stripe.
Why public works crews work with Team Lab

Built for the freeze-thaw that breaks Upper Midwest roads

We formulate and supply pavement products for the climate they actually sit in, and we help you sequence the work so the budget goes further.

Climate-tested

Sealants and patch that stay flexible and bonded through hard freeze-thaw cycles, where a brittle product fails in one winter.

Lower lifetime cost

Preventative crack sealing and durable striping mean fewer full repairs and fewer re-stripes, which is where the savings actually are.

Right product for the crew

Hot-pour or cold-pour, bulk or aerosol, matched to your equipment and volume.

FAQS

Street and Parking Lot Maintenance - common questions

What crack width should I seal versus rout first?

Narrow working cracks take sealant directly. Wider or raveled cracks may need routing first for a clean reservoir. Your rep can help you set a threshold for your roads.

Most sealing is done in dry, moderate conditions when cracks are at a mid-range width. Very cold or wet conditions hurt adhesion. We can advise the window for your product.

Quality cold patch is built to open to traffic almost immediately, which is why it is the standard for fast public works repairs.
